MainTor is the perfect complement to Frankfurt’s financial district – in the most beautiful part of the city: the banks of the river Main. The site, closed to the public for decades, is opening up and adding value to the metropolis. Since the area was acquired by DIC in early 2006, a great deal of progress has been made. New marketing in the Top Segment: DLA Piper Sign Lease for 5,400 sqm at the WINX

DLA Piper, one of the world's leading law firms, just signed a long-term lease for the six top floors (23rd to 28th floor) of “WINX - The Riverside Tower” and will occupy around 5,400 sqm of the tower's office space. The company plans to move into its new premises by spring 2018. The transaction, which was facilitated by the JLL estate agency, brings the occupancy of WINX Tower up to 75 percent.

Construction of WINX Tower well under way

Construction work on WINX Tower, the tallest building in MainTor, is in full swing. Since August 2015, the high-rise has been growing floor by floor. Now, the tower has surpassed the height of neighbouring MainTor Palazzi – and will attain its full stature by the end of the year. The development will be completed by late 2017.

MainTor Porta: Welcome Café Wewe

Since mid-August, MainTor has enjoyed a delicious addition to its culinary offering: Café Wewe has moved into the last unoccupied space in the ground floor of MainTor Porta. Wewe offers a rich assortment of sweet and savoury fare, including cakes baked in-house, plus scrumptious soups and sandwiches. Moreover, the seating on its attractive patio is perfect for sunny summer days and balmy evenings. And guests can look forward to a menu that is regularly updated with new drinks and dishes.

MainTor Patio: What’s Beef – We care about honest food.

The start of April marked a new addition to the MainTor menu. The trendy burger joint What’s Beef?! offers a fresh, out-of-the-ordinary take on burgers, milkshakes and the quintessential American breakfast. Its Nutella donut shake, for example, is simply not to be missed.

MainTor Panorama: the finest offices are available to rent

Commercial law firm CMS moved into MainTor Panorama in January. While 77% of the building is now occupied, its most attractive floors, 11 through 15, are still available. The upper stories comprise a total of 3100m2 and offer spectacular views over Frankfurt and the Main River. Lettings start from 622m2.

As we handed over keys to our newest arrivals, we reached an important milestone in our efforts to create a lively, highly attractive quarter. Vevay, MainTor’s first restaurant, has proven to be highly popular. And from April this year, visitors to MainTor will have two more exciting dining options to choose from. On the ground floor of MainTor Porta Wewe will delight guests with an assortment of sweet and savoury delicacies – from scrumptious soups and salads to its delightful homemade cakes. And diagonally opposite, What’s Beef will offer mouth-watering burger-joint food – to dine in or take away. Featuring a hip, urban look and feel – and an atmosphere that channels the NYC Meatpacking District – the eatery uses only fresh, high-quality ingredients sourced from local producers. Bon appétit!

Happy Birthday Vevay

A year ago, Vevay became the first eatery at MainTor to open its doors, with a tantalising range of dishes appealing to vegans, vegetarians, foodies – and everyone else who enjoys tasty, eco-conscious food. MainTor Panorama: Welcome, CMS!

In mid-January, law firm CMS Hasche Sigle moved into their new offices at MainTor Panorama with some 250 employees. CMS signed a rent agreement for the approx. 9,000 m2 space in January 2013. Today, it is the sole tenant from the ground level to ninth floor. We are delighted to welcome CMS to MainTor.

Magazine presenting MainTor development wins Red Dot Award

The Riverside magazine series, created by DIC in collaboration with communications agency Stern, has been honoured with the prestigious 2015 Red Dot Award, in the Communication Design category. The Red Dot Award is one of the world’s most illustrious design accolades. During deliberations lasting several days, the international panel considered all 7,451 entries individually and in person.  Only those at the pinnacle of creative quality receive the Red Dot Award.

MainTor: WINX Tower is off to a great start

On 14 July, an exclusive event was held to mark the laying of WINX Tower’s foundation stone. Among the special guests celebrating the occasion were Susanne Klatten who acquired WINX from DIC last year, Frankfurt’s mayor Peter Feldmann, and Alexander Schindler, a member of the board of managing directors at Union Investment. This was MainTor’s final foundation stone. WINX Tower will add an impressive finishing touch to the district, standing out on the iconic Frankfurt skyline.

The Riverside magazine series wins communications award

The Riverside magazine series has secured a prestigious 2015 Iconic Award from the German Design Council. It was named Best of the Best in communications. The Iconic Awards recognize visionary architecture, innovative products and sustainable communications in all fields of architecture, and of the construction and real-estate industries. The winners are chosen by an independent panel of experts, comprising representatives of architecture, interior design, product design and brand communications.

MainTor: DIC Announces Kick-off for the WINX Tower

Today, Frankfurt-based real estate investor Deutsche Immobilien Chancen (DIC) laid the foundation stone for “WINX - the Riverside Tower” at the MainTor quarter during a festive ceremony of around 400 guests from the world of politics, business and culture. Peter Feldmann, Lord Mayor of Frankfurt, and entrepreneur Susanne Klatten who acquired the WINX Tower with its more than 42,000 sqm of commercial floor area from DIC in late 2014, figured prominently. The festive ceremony culminated in the unfurling of a sky flag of 120 sqm that mimicked the appearance of the WINX Tower and thus conveyed a first visual impression of the future building at MainTor.

Between the Opera House and Städel Museum, and between City Hall and the ward around the Central Railway Station, the WINX Tower on the MainTor area adds another component to the most exciting project that Frankfurt has seen in recent years.”

Its metallic skin differs from the cut-stone façades seen elsewhere in the MainTor ensemble of buildings.”



About WINX – the Riverside Tower:

The WINX complex includes the portal building with its spectacular glass lobby 11 metres high, and the WINX Tower of 28 floors overall and a height of 110 metres. Construction started in early 2015 with the excavation of the pit, the completion being slated for the end of 2017 or early 2018. Raised according to the plans of the architectural firm KSP Jürgen Engel, the development will add another conspicuous landmark building to Frankfurt's skyline. The total amount invested in the office tower will approximate 350 million euros. Until the time of completion, DIC will remain responsible for the entire property development, for the realisation of the building, and for letting it.


With its striking shape, the WINX Tower will serve as riverfront gateway to Frankfurt's financial district downtown. Its modern architectural style and its high-end design with floor plans of maximum flexibility lend a standalone character to this office tower compared to other local high-rises. It combines an elegant language of form and smart space and energy planning with a high-end fit-out. Its intelligent construction with floor-to-ceiling windows gives it the most intense inflow of day light of any high-rise in Frankfurt, a fact that optimises the conditions for a pleasant working ambience. At the same time, brightness and temperature can be custom-controlled for each office unit.


Leases Signed by Vapiano

What breathes life into the new quarter is a tightly knit network of retail units, service providers and gastronomy venues, giving the people who live and work here high-quality options to cover their non-discretionary needs swiftly and efficiently. The first leases have just been signed. For one thing, a branch of the Vapiano chain of restaurants, specialising in Mediterranean cuisine, will occupy around 1,000 sqm on the ground floor of the portal building at the WINX, while the K4 gym is already well established at the “Patio”. Since February 2015, vegetarian and vegan dishes and drinks have been served at Vevay in the “Primus” building. At the “Porta” building, the Wewe café by Wessinger will offer a relaxing and easy-going coffee house experience.


As a reminder:

DIC has sold, prior to completion, all six of the sub-projects that form MainTor Quarter for a total investment volume of approximately 800 million euros. Specifically, “MainTor Primus” was sold in June 2011, “MainTor Panorama” and “MainTor Patio” in August 2012, and “MainTor Porta” in December 2013, while the last of the condominiums at “MainTor Palazzi” has also been sold. Out of the total lettable area of around 100,000 sqm at MainTor, roughly 80 percent are already let. In late 2014, Union Asset Management Holding AG (“Union Investment”) had already signed a long-term lease for 60 percent of the floor area at the WINX Tower. The SDAX-listed company DIC Asset AG acts as co-investor and holds a 40 percent interest in the development of the quarter.

A hoarding with a difference

An innovative construction site hoarding will turn MainTor Plaza into an exciting experience for residents and visitors while work is carried out on WinX. The hoarding will reflect the square’s diverse elements in a multi-sensory way, featuring water, wood, metal, stone and plants. Viewing windows will allow people to catch a glimpse of the construction site and specially-designed alcoves provide a place to sit and rest. Come and experience MainTor Plaza!

K4 gym and personal training centre opens

In mid-April, MainTor gained a new attraction: the K4 gym and personal training centre opened its doors in MainTor Patio. K4 is all about tailor-made personal training – designed for fitness and fun. In addition to conventional strength, endurance, and agility training, the gym offers outdoor running sessions along the river Main – giving sports-lovers the chance to get closer to nature. K4 also provides TRX suspension training, kettlebell workouts, and small-group yoga and pilates classes, as well as a variety of physiotherapy, massage and traditional Chinese medicine offerings.

Progress at MainTor Panorama

A further MainTor development is making rapid progress and completion is fast approaching: the majority of MainTor Panorama’s new façade is already in place. In September this year, commercial law firm CMS will move into its new offices in the building. Currently, some of MainTor Panorama’s most appealing spaces are still
available – the top floors (10 to 16) which offer the best view of the city.

Restaurant Vevay opens its doors

On 11 February 2015, a new culinary highlight opened its doors in MainTor Primus: trendy, new eatery Vevay. The name is a portmanteau of vegetarian, vegan and yummy, and is a highly accurate description. The restaurant serves up fresh, appetizing and healthy fare lovingly prepared from 100-per-cent organic ingredients to dine in or take out. Guten Appetit!

MainTor: WINX Tower Sold prior to Start of Construction, too

Well ahead of the start of construction work, DIC just sold the “WINX - The Riverside Tower,” an office high-rise with more than 42,000 sqm of commercial floor area on the MainTor estate, to entrepreneur Susanne Klatten. As reported about a week ago, roughly 60 per cent of the landmark tower are already let to Union Asset Management Holding AG (“Union Investment”). The property includes a portal building with a spectacular glazed lobby 11 metres tall. Construction of the 29-storey WINX Tower is scheduled to start at the beginning of 2015, with the tower to be completed before year-end 2017. Raised according to the plans of the architectural firm KSP Jürgen Engel, the development will add another conspicuous landmark building to Frankfurt's skyline. The total amount invested in the office tower will approximate EUR 350 million. Up to completion DIC will remain responsible for the entire project development, the realization of construction and the rental.

MainTor – Next Major Letting Contract: WINX already Prelet to 60 Percent prior to Start of Construction Work

With the construction of “WINX - The Riverside Tower” yet to start, DIC already prelet around 24,000 sqm of lettable area at the building, which is part of the MainTor quarter. The tenant is Union Asset Management Holding AG (“Union Investment”). The company rented for an initial period of ten years the tower's 12 bottom floors as well as the portal building with its spectacular glazed lobby 11 metres tall. This means that nearly 60 per cent of the WINX office accommodation has already been marketed. The WINX Tower will have altogether 29 storeys. Construction of the WINX Tower is scheduled to start at the beginning of 2015, and is planned to be completed before year-end 2017. Built according to the plans of the architectural firm KSP Jürgen Engel, the development will add another conspicuous landmark building to Frankfurt's skyline.

DIC: Halfway Point Reached for “MainTor” Project

Half of the construction period scheduled for the MainTor Quartier has been successfully completed. In addition to being right on schedule, the principal, DIC, has already marketed nearly 90 percent of the office accommodation now under development. Today, the company honours the successful completion of the first half-time, specifically the progress of development at the “MainTor Patio” and “MainTor Panorama” complexes. Heading the 300 invited guests, Frankfurt's Lord Mayor Peter Feldmann commended the outcome of the first construction stage as a shining example for the dynamic development of the city: “The Main Tor compound is another milestone in the positive urban development of Frankfurt toward a riverfront way of life. The open-plan architectural style and the diversity of options, ranging from residential to commercial, will boost the ongoing vitalisation of the inner city.”

On 6 May 2014, respected public figures attended the fifth exclusive F.A.Z. Talks at Main Palais. The guests took part in a discussion entitled “Reconciling the Economy and the Environment – Challenges for the Minister of Economics of the State of Hesse”. Tarek Al-Wazir, Minister of Economics, Energy, Transport, Urban and Regional Development and Deputy Prime Minister of the State of Hesse, was invited to the event as the guest of honour.

DIC moves into MainTor Primus

In early April, DIC moved into its new headquarters in MainTor Primus, the first building to be completed at the MainTor complex. The headquarters span some 3,700 square metres of office space across seven floors. The interior design incorporates the very latest office trends, including stylish lounge areas where employees can take time out and relax.

WINX market launch

In mid-January, the hotly anticipated sales phase for WINX, the Riverside Tower, was launched. This means marketing for final-construction phase buildings at the highly successful MainTor complex is underway. To mark the occasion, a dedicated event area was created in MainTor Porta featuring a walk-in black cube. For two weeks, this structure provided a welcoming presentation space for the 400 invited guests to view video installations about WINX. After enjoying the films, visitors could take in the breath-taking 360° panorama from MainTor Porta’s 17th floor, with views across the river and Frankfurt’s famous skyline.

MainTor: Construction of the district making rapid progress

Work on the interior of MainTor Porta is currently making great strides and will be completed, as planned, in June 2014. In addition, excavation for MainTor Panorama is advancing well, and erection of the building’s structure has already begun. In May, a celebration for MainTor Panorama and MainTor Patio will take place at the construction site.

DIC Sells “MainTor Porta” to Union Investment

Die DIC hat jetzt das Büro-Hochhaus „MainTor Porta“ an Union Investment Real Estate GmbH verkauft. Der Kaufpreis für das Büroprojekt mit etwa 22.500 m² Mietfläche liegt bei rund 155 Mio. EUR. Welcome to the jungle

Brazil will be the guest of honour at this year’s Frankfurt Book Fair, and to celebrate this fact, Brazilian artist Regina Silveira will showcase an exciting art project at Main Palais from 10 October. By making temporary modifications to various parts of the building, Silveira will transform the neo-classical villa on the river Main into a spectacular ‘Wild House’. Visitors will be left wondering if a group of wild animals has found a way into Main Palais and turned it into a jungle! The ‘Wild Walk’ laser video installation will provide an added attraction, with viewers able to enjoy the lightshow from the villa’s gardens.

F.A.Z. Talks Main Palais

On 26 September 2013, DIC invited leading figures from society and politics to the fourth instalment of the F.A.Z. Talks at Main Palais. Peter Feldmann, mayor of the City of Frankfurt, Dr Susanne Gaensheimer, director at the Frankfurt Museum of Modern Art and Oliver Reese, director of Frankfurt’s Schauspiel Theatre took part in a discussion entitled “Culture in Frankfurt: Symbiosis or Challenge?”. Frankfurt is not only renowned for its status as a major business hub, but is also highly-regarded as a city of art and culture. Against this background, safeguarding the quality of artistic content while ensuring activities are economically viable is key. But how can this be achieved, and what are the current and future trends? Moderated by F.A.Z. journalists, participants from the fields of politics, art and culture engaged in a lively debate concerning these very questions.

Immobilienwirtschaft magazine names 2013’s frontrunners

German real-estate magazine Immobilienwirtschaft has named this year’s winners of the Köpfe 2013 Award. Among them was Ulrich Höller, who received the accolade for successfully developing the MainTor project. The top six for 2013 were selected by a panel of leading property journalists.

The awards ceremony took place at Berlin Tempelhof airport as part of the Day of Real Estate (Tag der Immobilienwirtschaft) – an event organised by the German Property Federation (ZIA). The German Minister of Building Dr. Peter Ramsauer was on hand to present the trophies. The event was attended by three German ministers, the SPD candidate for the chancellorship Peer Steinbrück, and over 1,000 top executives from the property sector. The participants enjoyed meeting the winners, and congratulating them in person.

F.A.Z. Talks at Main Palais

Main Palais is unique among Frankfurt’s neo-classical villas; it links the historic center with the city’s cutting-edge architectural developments, in particular the brand new MainTor quarter. MainTor Palazzi: DIC Launches Marketing Drive for Final Condo Lot

DIC's MainTor development is making speedier progress than expected: The company is about to kick off the marketing drive of the third and final lot of condominiums at the MainTor project, these being the ones in the “Lido” building. After just a few months, marketing of the roughly 90 condominiums of the “MainTor Palazzi” building with an aggregate residential floor area of around 10,000 sqm has progressed far beyond the 50-percent mark.

MainTor wins immobilienmanager.AWARD 2013

On 28 February 2013, leading German real-estate magazine Immobilienmanager announced that this year’s immobilienmanager.AWARD for communications and marketing would go to MainTor. Project developer DIC (Deutsche Immobilien Chancen) and public relations agency STERN were hailed joint winners. The panel of judges commented:

“With a total area of 108,000 square metres, the MainTor district in Frankfurt is one of the largest ongoing commercial projects in Germany. Successfully positioning this development in the public eye while meeting the needs of diverse target groups and stakeholders is no easy task. But DIC has found an outstanding solution to the challenge.

The communications campaign entitled MainTor – The Riverside Financial District, which has largely been rolled out already, leverages various methods to convey the evolution, establishment and emotional appeal of the new urban district. Focussed communication activities have brought the previously closed-off Degusssa site into the public eye, making it more accessible. The judges were also impressed that the campaign takes a direct, targeted approach to a wide range of audiences.”

DIC: Another two major letting contracts for 17,000 sqm at MainTor Quarter

At the turn of the year, DIC  achieved another two significant marketing successes
in its development of the MainTor Quarter in Frankfurt's financial district:

The renowned international legal and business consulting firm CMS Hasche Sigle has rented more than 9,000 sqm in the “MainTor Panorama”office building (which represents around 70 per cent of the rental space there) and will vacate its current premises in Frankfurt's Westend district (Barckhausstrasse 12-16) by mid-2015.

Union Asset Management Holding AG (Union Investment) has rented another 8,000 sqm at “MainTor Porta” and will thus occupy the entire lettable area in this office property. A year ago, the company already signed a rental agreement for nearly 14,000 sqm in the building.

MainTor: DIC launches marketing for around 100 “Palazzi” condos

DIC just initiated the next step in the development of the MainTor Quarter: The marketing of around 100 condominiums available at “MainTor Palazzi,” totalling a floor area of about 10,100 sqm, is now under way. Altogether, 200 new apartments are under construction at MainTor Quarter, with another approximately 100 rental apartments to be raised at the “Patio” complex nearly at the same time.

DIC: Building construction launch for the MainTor district

DIC has officially launched construction at the new MainTor district, laying the foundation stone of the MainTor Porta complex. Around 300 guests from the worlds of politics, business, culture and society were in attendance at the ceremony, including three big names: Olaf Cunitz, Mayor of Frankfurt and member of local government responsible for planning; Joachim Reinke, CEO of Union Investment, which will occupy around 14,000 square metres of high-end office space in MainTor Porta; and Jürgen Engel, the architect behind the building.

MainTor Quarter: DIC markets another two major construction stages

With construction not yet started, DIC just sold the building complexes “MainTor Panorama” (office space) and “MainTor Patio” (rental apartments) of the future “MainTor Quarter” within the framework of a forward deal to institutional funds held by Ärzteversorgung Westfalen-Lippe (ÄVWL), a German pension fund. The investment volume totals approximately EUR 150 million. Construction of both projects is scheduled to start during the first half of 2013.

For the second time, it will host some of Germany’s leading voices for the F.A.Z. talks at Main Palais: fittingly for the start of the Bundesliga season, the discussion will focus on Germany’s favorite sport, football. The speakers will include DFL CEO and Bundesliga head Christian Seifert and Heribert Bruchhagen, the executive chairman of local Bundesliga club Eintracht Frankfurt.

The historical Main Palais is the jewel in the crown of the MainTor district, and one of the few remaining classical villas in Frankfurt. After being extensively and lovingly renovated over the last year, Main Palais is now the ultimate meeting place for DIC, reflecting the multi-faceted nature of MainTor. It’s a unique location for engaging personalities to air their views at the F.A.Z. Talk (F.A.Z. Gespräche) event series. The first debate was on 26 April, and the mayors of Frankfurt and Munich were among the high-profile guests.

MainTor Porta has successfully found tenants, which means all requirements have been met and the second MainTor project has been given the green light. Building work to the tune of 140 million euros is set to begin in the first quarter of 2012. Work is expected to take two years, with a planned completion date at the start of 2014.

Main Palais is a charming meeting place with its own special brand of flair. In the future, it will play a crucial role in bringing people to the complex, which has been closed to the public for several decades. In the new MainTor business lounge, DIC gives a presentation on the possibilities and highlights of the growing MainTor district. On the first floor, an exhibition features contemporary art by Edgar Diehl of Wiesbaden.

Demolition for the MainTor complex begins with preparation and safety measures. These ensure protected and accessible footpaths for pedestrians. After that, the structures are thoroughly gutted and then the outside walls are torn down. It begins on the south side of the site, by the river Main, and moves towards the centre. The eastern-most building (nearest the city centre) is left standing for as long as possible, allowing it to act as a natural barrier against the sound of the construction work.

The MMK museum of modern art celebrates its 20-year anniversary with its largest exhibition to date. The biggest of the three exhibition halls, which has around 4,000 square metres of floor space, is soon to be demolished to make way for the MainTor complex. In the Blue Room, DIC presents the future of the district.

DIC has sold MainTor Primus, to be located in the future MainTor district, before construction has even started. It was acquired by Carlo Giersch, a well-known Frankfurt-based private investor, who runs his own foundation. The DIC Group plans to complete construction by mid-2013, before taking over some 3,300 square metres of the building’s office space to use as its own headquarters.

The Riverside Magazine No. 1

The first edition of The Riverside magazine is released to coincide with the exhibition opening. Like the works on display at the MMK, the magazine documents Frankfurt’s return to its river. It also promotes the future plans for MainTor with its forward-looking green buildings.
